What is the origin of the nickname "Money Making Manhattan" for the borough of Manhattan in New York City?

Nelson George's book The Death of Rhythm and Blues says the phrase was popularized by Mr. Magic's hip-hop radio show in New York City in the 1980s. I wouldn't be surprised if he coined it ... I can't find any citations earlier than the 1980s in Google books.
